Deal pipeline
Deals move through Sourced → LOI → Underwriting → Due Diligence → Financing → PSA → Closing → Closed (or Dead). The dashboard instrument shows live counts and pipeline value; each deal page carries its core facts, stage mover, and live cards for the current underwriting IRR, financing DSCR, and DD progress.
Deal Finder
Search and pull publicly-listed multifamily by state — manual adds, AI web-research sourcing, and key-ready adapters for licensed feeds. Every listing is scored against your Comps Database and Market Intel on four signals: cap spread, rent gap, price vs comps, and positive leverage (vs the live FRED-derived debt rate). The blend ranks 0-100 with a tier label — strong / moderate / thin / watch — and the biggest arbitrage sorts to the top. Promote a listing to a real deal in one click.

Underwriting
A pure, deterministic finance engine computes everything server-side: NOI, cap rate, levered IRR, equity multiple, cash-on-cash, DSCR, debt yield, the full pro forma with exit, and max-loan sizing against LTV/DSCR/debt-yield constraints. The live grid mirrors the engine for instant feedback, but the server recomputes on save — the client never decides a number. Underwritings are versioned; locking one makes it immutable (editing a locked version clones a new one). An AI generate option drafts assumptions from the deal context — into a NEW unlocked version, clearly labeled.
Financing lab
Side-by-side loan scenarios — manual terms or sized-to-constraints — with per-year DSCR trajectory and the rate-shock strip (base / +100bps / +200bps coverage). Select the scenario the deal will carry; it feeds the deal card and the memo.
Due diligence
A seedable multifamily checklist (title, survey, PCA, environmental, leases, financial audit, zoning…) grouped by category with per-item status and a live progress bar. "N/A" items drop out of the denominator so progress stays honest.
IC Memo
When the numbers are locked, Sentinel drafts the Investment Committee memo from them: recommendation with rationale, executive summary, thesis, financial highlights, financing, and risk/mitigant pairs. Sections reveal in sequence on screen and print clean. Every memo is versioned and labeled "AI-drafted from your numbers · review before circulating."
